The tower’s base houses a convention center, retail, event space and VIP self parking. The fifteen stories below ground house self and robotic parking to handle the load of the 6 towers that rise 1.5 miles above. The size and proportion of the base fits within the legs of the tower relating more to the ground level pedestrian. Rather than create a large street wall, the edge of the base pull back at each level drawing the eye upward into the void created by the rotating buildings of the tower. Sustainability and safety will be key to the development of the tower, with the latest standards and technology incorporated in its development, Sultan Bin Sulayem believes it will “send another message to the world that Dubai has a vision like no other place on earth.”

RTA Headquarters

RTA HQ will be built in an artificial lake. During office hours, different features will make the water swirl and turn, in the evening the surface will become quiet. The light-effects then take over, reflecting the building and the city's traffic. The level of the lake is slightly above that of the surrounding area. Underneath it are a publicly accessible exposition space and a congress facility.

Access to the building is provided in three different ways. The congress facility and exposition space are accessible by descending stairs that run over the full length of the northern part of the plot. Staff and employees enter the building through the car park. Taxi drivers drop off visitors on an eye-catching fly-over crossing the artificial lake, right in front of the elevators in the entrance hall.

The building forms a striking cantilever over the main road, providing shade and cover for the outdoor gardens and the transportation points. The facades and surfaces of the building are formed out of a transformation of arabic geometry and give a visual and structural integration of this art within the architecture of the site. Its internal organization allows for a continuous flow of pedestrians from the souks to the island, with clear entry points into the museum and art gallery. This flowing sequence also gives access to the main amphitheatre, which can be closed (acoustically and environmentally) or open. This sweeping line of movement terminates at the end of the island, with commercial art galleries, restaurants and cafés supported by bookshops, crafts and retail tenancies.

The Eye of Dubai

The consortium “Out and About in Palm Deira”, which is made up of Royal Haskoning (as architects/urban planners), MVA consultancy (transport consultants), Systra (rail consultants) and Sogreah (maritime consultants), has won the design competition for an integrated transport master plan for Palm Deira in Dubai. The competition was organised jointly by the Roads and Transport Authority (RTA) and developer Nakheel. Palm Deira—the third Palm and a future metropolis for 1.2 million people—is currently being reclaimed from the sea. Transport to and from Palm Deira faces huge challenges because of the development’s unprecedented scale and its proximity to the downtown area of Dubai. Our winning submission consists of a fully integrated network of roads, metro lines, causeways, super bridges, tunnels and, last but not least, several multi modal hubs, where exchange between modes of transport is facilitated. The jewel in the crown of our submission is our design for the offshore multi modal hub "the Eye of Dubai" providing mooring facilities for cruise ships, ferries to all the surrounding Palm Islands, helicopter platforms, a dedicated metro station, 10,000 parking places and leisure/retail facilities.

U-Bora Tower

U-Bora

The U-Bora Tower Complex is a mixed-use development located in the heart of Business Bay. The design has given equal attention to its three different uses - office, residential and retail, in order to maximize their opportunities and viabilities within the site's context. The 250 meter high U-Bora Office Tower is located prominently on the main axis. It was designed as an anchor on the axis and within its own development. Along with the 462 meter Burj Alam, located across the street of this main axis, the two towers work together and act as a gateway into the development. In addition, the project weights the office space toward the top by starting with smaller 1,100m² floors at the bottom and slowly increasing toward the top 2,000m² floors. This maximizes prime view space by containing 70% of the office towers 80,000m², in the top half of the office tower. The 30,000m² residential block deliberately does not compete with the surrounding towers in height and instead keeps low and focused to the adjacent water body to the south. By designing the block as a linear bar rising from 12 stories at the tower end to 15 stories at the western end a significantly greater percentage of units get an uninterrupted view of the water. The third component of the project, although relatively small in area, is 7,000m² of retail. All three components are glued together with a 10,000m² public, densely landscaped deck which has accessibility from all three exposed sides of the project.

Trump International Tower

Having been called upon by the Client to carry out a review of the original design of Trump International Hotel and Tower, Palm Jumeirah, Atkins moved towards creating a brand new architectural concept which was subsequently approved by Nakheel Hotel and Resorts and the Trump Organisation. The tower will stand as a powerful landmark on what will be the most prestigious project in the world. The building is striking in design and will incorporate world-class residential, hotel and office facilities.

This project represents a final attempt at distinction through architecture:not through the creation of the next bizarre image, but through a return to pure form

Hydropolis Underwater Hotel

The news in the air is that the world’s first luxury underwater hotel, the Hydropolis Undersea Resort, is all set to open its doors in Dubai this December. The £300 million, 220-suite hotel is a one of its kind resort, which will encompass a whopping 1.1-million-square-foot of area offering shopping mall, ballroom, island villas, restaurant, high-tech cinema and surprisingly, a missile-defense system for your security 60-feet underwater. Located 20m beneath the surface of the Persian Gulf near the scenic Jumeirah Beach coastline, the underwater hotel offers 220 theme suites to the tourists within the submarine leisure complex. The resort is designed with a petal-like retracting roof to organize open-sky events.

The land on which Hydropolis is being built belongs to His Highness General Sheikh Mohammed Bin Rashid Al Maktoum, Crown Prince of Dubai. The original idea for Hydropolis popped out of its designer Joachim Hauser’s passion for water and the sea. Interestingly, guests won’t need to dive in order to reach the luxurious resort. Instead, they will be transported by trains via connecting tunnels to the Land Station. The undersea resort also has a children’s seaworld. A ballroom links every storey of the hotel and has been fixed with a petal-like retracting roof for staging of open-air events. Let’s see if the news is true this time as we have already heard of it to be opening-up in December 2006 and the news turned out to be fake.

This combination of structure and style houses a variety of office and retail companies and offers some of the best residential and recreational facilities in Business Bay.
